If a report comes back and you aren’t happy with the condition of the home and want to back out, you’re allowed to. But there’s a slight chance you won’t fully get your earnest downpayment back. Try to convince the seller to lower the sale rate or address the issues before you complete the purchase process.

We recommend that you book a building and pest inspection at least a week before you need it for your finance approval. The inspection itself will only take 60 to 90 minutes, but your inspector will need some time to get the report fully and properly done.

The following aren’t included in a building and pest inspection report:

  • HVAC
  • Plumbing and drainage
  • Home appliances
  • Electrical wirings and smoke detectors
  • Layouts of the room
  • Footings
  • Swimming pools
  • Fireplaces

It’s best to provide a fixed date. However, in case of any unforeseen scheduling issues that could impede an inspection, contact us at least 36 hours before the inspection.

For a regular-sized home or building, a building and pest inspection should not take more than 2-3 hours. But some larger properties or those with poor conditions might take longer.

Fully completed reports are non-refundable.

While there are no specific laws that require building and pest inspections before buying a home, it’s better to get one. Without it, you could end up buying a home with structural or pest-related problems that will cost you more money in the future.
