Vendor-supplied inspection reports are not the most trustworthy option. It’s always better to get your own inspector and have them produce a report for you.

Typically, a building and pest inspection report will cover the following reports:

  • A structural report — checking the building’s subsidence, faulty plumbing, roof leaks, foundational cracks, and more.
  • Drainage reports — looking at any problems with your structure’s drainage systems.
  • Roof report — checking your roof for any missing components or leaks.
  • Pest damage report — examining the presence of any pests like mice, termites, and so on, and lining out any damage to the property caused by these pests.
  • Exterior damages — including damage or problems with your carport, windows, external walls and so on.

It’s not necessary, but it’s better if you’re there to see the condition of the property first hand and have the inspector walk you through any findings. But if your schedule doesn’t allow it, that’s fine. Inspectors will take detailed photos and include them in their reports.
