Generally, we can provide a full and comprehensive report within 48-72 hours depending on the size, case, and condition of your desired property. Larger homes and those with several issues might take longer.

It’s best to provide a fixed date. However, in case of any unforeseen scheduling issues that could impede an inspection, contact us at least 36 hours before the inspection.

The following aren’t included in a building and pest inspection report:

  • HVAC
  • Plumbing and drainage
  • Home appliances
  • Electrical wirings and smoke detectors
  • Layouts of the room
  • Footings
  • Swimming pools
  • Fireplaces

Fully completed reports are non-refundable.

These are the common qualifications you should look out for when selecting building and pest inspectors:

  • Formal education and background in construction, engineering, or architecture;
  • Trade qualifications, such as being a licensed builder, carpenter, or electrician;
  • Registration Victorian Building Authority (VBA);
  • Certifications from the Australian Institute of Building Surveyors (AIBS), Master Builders Association, or Housing Industry Association (HIA);
  • Certification as a qualified pest inspector, gained through organisations like the Australian Environmental Pest Managers Association (AEPMA);
  • and several other ongoing education certifications and experience markers.

It’s not necessary, but it’s better if you’re there to see the condition of the property first hand and have the inspector walk you through any findings. But if your schedule doesn’t allow it, that’s fine. Inspectors will take detailed photos and include them in their reports.

Vendor-supplied inspection reports are not the most trustworthy option. It’s always better to get your own inspector and have them produce a report for you.
